What we clear in Callahan

Eight things we are actually asked for on this side of the county. If your job is not on this list, say so and we will tell you straight whether it is ours.

Forestry mulching

One machine cuts standing growth and grinds it back into the ground as chip in the same pass. No pile, no burn, no trucks.

Home site preparation

Building envelope, drive and pad taken down to workable ground before your builder arrives.

Clearing an acre to put a house on

The standing job here. Somebody buys an acre or two off the highway, and the first thing that has to happen is a machine day.

Cutting the drive in

A drive line from the road to wherever the house is going, on a parcel that has never had one.

Underbrush removal

Yaupon, briar and sweetgum taken out from under the pines you are keeping for shade round the new house.

Excavator clearing and grubbing

Where the roots have to come out rather than the top growth being ground off. Our 30 inch excavator mulcher.

Selective clearing

You mark the pines that stay and we cut round them. On a new homesite the trees you keep are the ones you will look at for the next thirty years.

Fence and boundary lines

A line you can run wire along or walk, cut without disturbing the timber either side of it.

Who calls us in this side of Nassau County

People who have just bought an acre

Ground off the highway bought to build on. A machine day is normally the first thing that happens to it and the reason most people call us here.

People about to build

Envelope, drive and pad taken down before the builder mobilises, so the site is ready rather than a delay. Tell us the build timeline when you send photographs.

Owners with no drive yet

A parcel with road frontage and no way onto it. Cutting the line in is often the whole job.

Owners of a small parcel

Every Nassau job on our books is between a quarter acre and an acre and a half. That is what this county has asked us for so far.

People moving out from the city

This corner of the county is close enough to commute and cheap enough to buy land in, which is most of why the work here has grown the way it has.

Sellers and agents

A parcel nobody can walk is a parcel nobody buys. A day with a mulcher changes what a buyer is looking at.

How the work runs

Four steps, and the first two happen before anything leaves our yard.

Send photographs

Pictures with something in frame for scale, the acreage, and a note on which trees you want kept round the house. One shot of the frontage if there is no drive in yet.

We give you a real number

Usually the same day. It is a day count against a published rate, not a guess dressed up as a quote.

One machine, one pass

The mulching head cuts, grinds and spreads as it goes. No separate clear, pile and haul stage, which is where most of the cost and all of the mess normally sits.

You get a mulch layer

Not bare sand and not a field of cut stems. On a site waiting on a builder that chip layer keeps the ground workable through the wet months.

What it costs

We sell machine days, not acres, and we publish the rates. This is where our Nassau County record starts: November 2023, one acre, one machine day. Four more jobs have followed and every one of them has also been a single day.

Skid steer mulcherFrom $3,000

Stems to 8 inches. Transport included. The machine for a lot or a small parcel

Excavator mulcherFrom $3,500

Stems to 30 inches, and grubbing. Plus transport

Dedicated mulcherFrom $4,000

Stems to 24 inches. Plus transport. The dearest machine we run

What moves the day count

Which trees stay round the houseWhether there is a drive in yetBuild timelineWet ground in the branch bottomsFrontage and turning roomNeighbouring parcels in one visit

The rate follows the machine rather than the size of the stem, which catches people out: the dedicated mulcher costs more than the excavator even though the excavator takes bigger timber and pulls roots. Transport is the cost of getting the bigger two machines to you and is separate from hauling material away, which is quoted per job.

What we have actually done in Callahan

One finished job, an acre, a single machine day, Nov 2023. It is the oldest job on our Nassau books.

Nov 2023One acre, 1 machine day, machine not recorded on the scope
Since thenFour more county jobs, 4 machine days, up to Nov 2025
The county totalFive jobs, 5 machine days. Every one a single day

This was our first job in Nassau County and the record has grown steadily since without a single job running past a day. Two things worth being straight about: the scope on this one does not record which machine went, and every parcel this county has asked us for has been between a quarter acre and an acre and a half. Five single days is a real record, but it is a record made of small parcels.

The ground on a Nassau County homesite

What you have boughtAlmost always pine, with yaupon, briar and sweetgum grown up underneath since the last time anybody touched it. It reads as impassable from the road and is normally a day
What that means for a machineThe pines are usually staying, so the work is underneath them rather than through them. That is quick going, and the day count is set by how much of the parcel you actually want opened up
WaterFlat, with branch bottoms and swamp edges through the low parts and the river marsh to the north. Worth knowing where the low corner is before you decide where the house goes
AccessHighways and county roads, with a lot of parcels having frontage and no drive. Cutting the line in is often the first thing that happens and it is worth a photograph of the frontage
Nov 2023

Is where our Nassau County record starts, here in Callahan. Four more jobs have followed and not one of them has run past a single machine day.

What customers say

★★★★★

FloridaLandClearing.com was beyond helpful in getting our property cleared. They were spot on with their quote, their crews arrived on time, and the machines they used were impressive to watch.

Jenny Anderson
★★★★★

We had a difficult project a few other companies attempted and left. Florida Land Clearing was able to get the job done and a day earlier than quoted.

Joseph Kelly
★★★★★

These guys are pros. Watching these machines just devour acres of underbrush in a day was one of the coolest things I have seen. I cannot believe how this transformed my property.

Before you book: trees on a Nassau County place

Nassau County rules apply in the unincorporated county, which is where Callahan sits, and land in genuine silvicultural use is treated differently from a homesite.

What is protected depends on the species and the size of the trunk, and whether the parcel is a single family homesite, working timber or land being developed. In a county with this much planted pine on it the silvicultural questions come up more often than the tree by tree ones do.

Tell us what you want gone and what you want kept when you send photographs. If the ground is in a timber programme of any kind, say so early, because that changes which office you should be asking.

We are a clearing contractor, not the permit office, and we do not file applications. Confirm your own parcel and your own trees with Nassau County before you commit.

Callahan questions

How much does it cost to clear land in Callahan?

From $3,000 a machine day. Our job here was an acre and a single day. Send photographs and the acreage and we will give you a day count rather than a range.

How long does it take?

One day, on all five jobs we have finished in this county. Every one was between a quarter acre and an acre and a half, so a larger parcel will be different and we will say so before you book.

Can you clear before my builder starts?

Yes, and on this ground it is most of what we are asked for. Envelope, drive and pad taken down so the site is ready rather than a delay. Tell us the build timeline when you send photographs.

Can you cut the drive in first?

Yes, and on a parcel with frontage and no access that is often the whole job. Send a photograph looking in from the road and tell us roughly where the house is going.

Which machine did you use here?

We are not going to guess. The scope on this job does not record it. The acreage and the day count are above and they are what we can show you.

What happens to everything you cut?

It stays on the ground as mulch, spread as the machine goes. Nothing piled, nothing burned. On a site waiting on a builder that layer keeps the ground workable.

Do I need a permit?

It depends on the species and size of what is standing and whether the parcel counts as land being developed. Callahan sits in the unincorporated county, so the county is who to ask. Confirm with them rather than taking a contractor word for it, ours included.

Are you licensed and insured?

Insured, and we send the certificate before the machine moves. Florida does not issue a contractor licence for forestry mulching, so nobody holds one. Insurance is the document worth asking every contractor to produce.
