What we clear in North Port

Eight things we are actually asked for on Sarasota County ground. If your job is not on this list, say so and we will tell you straight whether it is ours.

Forestry mulching

One machine cuts standing growth and grinds it back into the ground as chip in the same pass. No pile, no burn, no trucks past your neighbours.

Vacant lot clearing

The common North Port job. A platted quarter acre lot that has filled in since it was bought, back to usable ground in a day and left as mulch.

Underbrush removal

Saw palmetto and scrub taken out from under pines and palms you are keeping. On a wooded North Port lot this is often the whole job.

Selective clearing

You mark what stays and we cut round it. On a narrow platted lot the trees worth keeping are usually the ones giving you shade, so this is the normal brief here rather than the unusual one.

Excavator clearing and grubbing

Where the roots have to come out rather than the top growth being ground off. Our 30 inch excavator mulcher. One North Port job has needed it.

Home site preparation

Building envelope, drive and pad taken down to workable ground before your builder arrives.

Debris haul off

Mulching leaves everything where it falls. Grubbing does not, so the haul is quoted per job when it applies.

Boundary and fence lines

The strip along the road and the line between you and next door, cleared without touching what the neighbour wants kept.

Who calls us in Sarasota County

Lot owners about to build

North Port is full of platted lots bought years ago and left. Clearing the envelope, the drive and the pad before the builder mobilises, so the site is ready rather than a delay.

Homeowners with a lot next door

The second lot that came with the house, or the one bought to keep a neighbour off it, back to something you can walk across and mow.

People holding land to sell

A parcel nobody can see across is a parcel nobody buys. A day with a mulcher usually shows the buyer what they are actually looking at.

Owners with a code letter

Overgrowth on a vacant lot is the kind of thing that generates letters. One machine day is normally the whole answer.

Acreage owners east of the city

Pasture coming back to scrub, fence lines disappearing, or a tract that needs opening up before it can be used.

Builders and contractors

Site prep on a schedule, with a machine day you can put in a programme and a rate you can put in a bid.

How the work runs

Four steps, and the first two happen before anything leaves our yard.

Send photographs

Pictures with something in frame for scale, the lot size, and a note on what you want left standing. Nearly every North Port lot can be priced from that without anyone driving out.

We give you a real number

Usually the same day. It is a day count against a published rate, not a guess dressed up as a quote. If we think the ground will need a second day we say so before you book.

One machine, one pass

The mulching head cuts, grinds and spreads as it goes. No separate clear, pile and haul stage, which is where most of the cost and all of the mess normally sits.

You get a mulch layer

Not bare sand and not a field of cut stems. It holds the surface through the wet months and slows down what comes back.

What it costs

We sell machine days, not acres, and we publish the rates. A day is the unit whether your lot is a quarter acre or a full one. That is worth knowing in North Port, where most lots are a quarter acre and a small lot does not cost a quarter of what a big one does.

Skid steer mulcherFrom $3,000

Stems to 8 inches. Transport included. The machine for a platted North Port lot

Excavator mulcherFrom $3,500

Stems to 30 inches, and grubbing. Plus transport

Dedicated mulcherFrom $4,000

Stems to 24 inches. Plus transport. The dearest machine we run

What moves the day count

Trees you want keptWet groundFence wire and rubbishAccess and gate widthHow thick the palmetto isSeveral lots in one visit

The rate follows the machine rather than the size of the stem, which catches people out: the dedicated mulcher costs more than the excavator even though the excavator takes bigger timber and pulls roots. Transport is the cost of getting the bigger two machines to you and is separate from hauling material away, which is quoted per job.

What we have actually done in North Port

Nine finished jobs inside North Port and ten machine days, from January 2024 to February 2026. This is the whole record, not a selection from it.

2024Five jobs, 6 machine days. Parcels from 0.3 to 1 acre, one in January and four in April
2025Three jobs, 3 machine days. June, July and August. Every one a quarter acre to three quarters of an acre
2026One job, 1 machine day. February, 0.3 acres
Elsewhere in Sarasota CountyOne job in Englewood, 14 acres in a single machine day, March 2025

Every North Port parcel we have cleared has been an acre or less, and eight of the nine were finished inside a single eight hour machine day. Five of the nine recorded which machine went out: four ran with the skid steer mulcher and one with the excavator mulcher. That is the shape of the work here, and it is why the skid steer is the machine we quote first.

The ground on a North Port lot

What grows hereSlash pine and cabbage palm over a saw palmetto understory on the flatwoods ground, live oak and scrub oak on the drier sand, and Brazilian pepper through anything that has been disturbed once already. On a lot left standing ten years the pepper is often the bulk of it
What that means for a machinePalmetto root mat is slow going and hides everything underneath it. It is the most common reason a North Port lot takes longer than a quarter acre sounds like it should
WaterFlat sandy ground cut by the canal network and the Myakkahatchee Creek corridor, with swales that hold water well into the autumn. Tracked machines cope, but they cope slowly, and a wet summer moves the day count more than the acreage does
AccessA platted grid, so nearly every lot has street frontage and the machine can walk straight on. Lots are narrow rather than deep, and it is the neighbour fence and the gate width that decide the approach rather than the distance

What customers say

★★★★★

FloridaLandClearing.com was beyond helpful in getting our property cleared. They were spot on with their quote, their crews arrived on time, and the machines they used were impressive to watch.

Jenny Anderson
★★★★★

We had a difficult project a few other companies attempted and left. Florida Land Clearing was able to get the job done and a day earlier than quoted.

Joseph Kelly
★★★★★

These guys are pros. Watching these machines just devour acres of underbrush in a day was one of the coolest things I have seen. I cannot believe how this transformed my property.

Before you book: trees on a North Port lot

North Port runs its own tree protection rules, and they are separate from Sarasota County code. Worth a look before you decide what comes down.

What is protected depends on the species, the size of the trunk and whether the lot is a single family homesite or land being developed. Some species are protected at a smaller trunk size than others, and a few are treated as specimen trees and looked at case by case. Removing understory and non protected growth is normally a different question from taking down a mature tree, which is why underbrushing and selective clearing are the usual answer on a platted lot.

Tell us what you want gone and what you want kept when you send photographs. We will tell you which trees look like the ones worth asking the city about before you spend anything.

We are a clearing contractor, not the permit office, and we do not file applications. Confirm your own parcel and your own trees with the City of North Port before you commit.

North Port questions

How much does it cost to clear a lot in North Port?

From $3,000 a machine day. Almost every North Port lot we have done is one day. A quarter acre lot and a full acre lot often cost the same, because the day is the unit and most of what you are buying is a machine, an operator and a day of their time. Send photographs and we will give you a day count rather than a range.

How long does it take?

Eight of the nine jobs we have finished in North Port were a single machine day. Thick palmetto, trees you want kept and a lot that has been standing untouched for a decade are what turn one day into two, and we tell you that before you book rather than at the end of day one.

What happens to everything you cut?

It stays on the ground as mulch, spread as the machine goes. Nothing piled, nothing burned. On a platted street that matters more than it sounds, because the alternative is a line of trucks past your neighbours for a day.

Can you clear around the trees I want to keep?

Yes, and on a North Port lot that is usually the brief. Mark them before we come out. A mulcher going round a tree is slower than one going through it, so selective work can add to the day count, and we will say so when it does.

My lot is a quarter acre. Is that too small to bother you?

No. The smallest parcels we have cleared in North Port are a quarter acre and there have been several of them. If you have a neighbour on the same street wanting the same thing, say so, because two or three lots in one visit is the one case where the per lot cost comes down.

Do I need a permit?

It depends on the species and the size of what is standing. North Port has its own tree protection rules, separate from Sarasota County code, and a mature specimen tree is treated differently from understory growth. Confirm your parcel with the city rather than taking a contractor word for it, ours included. Send photographs and we will flag the trees that look worth asking about.

Are you licensed and insured?

Insured, and we send the certificate before the machine moves. Florida does not issue a contractor licence for forestry mulching, so nobody holds one. Insurance is the document worth asking every contractor to produce.
